On what terms can foreigners buy property in South Africa?
Foreigners have almost the same rights to purchase real estate as South African citizens. They can buy:
Apartments, standalone houses, villas,
Holiday and investment properties,
Land, as long as it’s not subject to specific restrictions (e.g., agricultural land with local limitations).
The purchase can be made as a private individual or through a company registered in South Africa (for example, if you plan to rent out the property and want to benefit from tax advantages).
Is a residence permit required?
No. Purchasing property is not conditional on having permanent residence or a visa. You can buy a property as a vacation home or investment asset without relocating to South Africa.
What does the buying process look like?
Selecting a property – it’s best to work with a local real estate agent.
Signing a preliminary agreement (Offer to Purchase).
Verification of title and documents by a lawyer (conveyancer).
Paying a deposit (usually 10% of the purchase price).
Finalizing the transaction – ownership is transferred upon registration with the local Deeds Office.
The entire process usually takes between 6 to 10 weeks.
