How does property purchase work in Seychelles?
The purchase of real estate in Seychelles is possible for foreigners after obtaining a government permit — known as the “Sanction to Purchase”, issued by the Ministry of Lands and Housing.
The permit is valid for one year and applies only to privately owned land.
As of 2025, foreigners may acquire land plots ranging from 2,000 to 4,000 m² (with a minimum price of 4,000 SCR per m²) or ready-built villas valued at no less than 10 million SCR.
The purchase involves the following fees:

State-owned properties are available only under long-term lease agreements (from 60 to 99 years).
