In order to make full use of the platform aimed at real estate agents DEVETOPER, it is necessary to log into your agent panel. To do so, you must first register your account by following the steps below:
- enter your user name, first name, surname, e-mail address and create a password.
- enter your company name, VAT number and confirm your registration.
- Enter your company’s telephone number and address.
- Select your preferred interface language.
- Click on the activation link sent to you by e-mail.
The user can now log in to his/her broker panel by entering his/her email address or user name, and password.
Once logged in, the user gains access to the full functionality and capabilities of their transaction panel.
It is important that each agent, after logging in to his/her agent panel, uses the button “HOW TO USE THE AGENT PANEL”. When this button is pressed, a SELECTOR will appear, in which all the sections of the panel are explained in turn, along with their functionality, in a clear and transparent manner.
To begin with, each intermediary should read the agreement with the DEVETOPER platform. Then, once familiarised, it should be printed, signed and returned to the DEVETOPER platform.
He can then change his profile picture by selecting a new one from his own computer library and uploading it to the panel.
The next step is to go to the real estate tab, where the realtor can browse through the offers, filtering them by state, province, square footage or price parameters, and precisely select the cities of interest.
IMPORTANT – next to each property, a verified realtor will see a value expressed as a percentage, indicating the amount of commission paid by the developer for the sale of that property, of which the realtor receives up to 60%.
He or she can also download a PDF version of a given offer, ready for shipment, which includes photos and all information about the property, and has the option of downloading graphics from each offer and saving them in a different format using the “Show links to images” button.
The agent can also download a PDF version of a given offer, ready for mailing, containing photos and all the information about the property. In addition, the intermediary can mark the property by adding it to a favorites folder, creating a unique folder assigned to the corresponding client.
In order to check the validity of the folders created and the properties saved in them, the agent needs to re-enter their panel and go to the ‘BOOKMARKS’ section.
Remember with the entire folder of offers you can send your customer with one click via email, WhatsApp or Messenger.
Important: If an offer added to the client’s folder is sold by the developer in the meantime, its status in the Broker Panel will update to SOLD.
When everything is in order, it’s time to plan the client’s visit! The planning starts by going to the SCHEDULE A VISIT section and selecting a property from the client’s folder.
It is also possible to select another property available on the platform, using the reference number entered in the search engine below the saved folders.
In the next step of the form, enter the client’s name, telephone number, email address, the client’s arrival date and the expected date of departure. If the intermediary does not yet know the client’s arrival date, tick the option “I DON’T KNOW THE CUSTOMER’S Arrival DATE.”
The form also allows you to tick the options: “Buy on Company”, “Buy Online”, “Property Booking Advance” and add additional information in the box provided.
The form will then ask if the customer needs additional services, such as airport transportation, accommodation or car rental. If these services are required, tick the appropriate option. The form will then expand to include new fields where details of credit, airport transport (with the option to enter the flight number), accommodation and car hire can be specified.
Please note that in order to book a transport service to and from the airport or a car rental and to guarantee the correct security of the service, a deposit of €150 is required to be paid to DEVETOPER. After selecting one of these options on the form, the client will receive a link redirecting to the fast payment page on the email address he/she has provided.
Once the form is completed, it is ready to be sent.
Once the form has been submitted, the agent must await confirmation that the application has been accepted by an agent of the DEVETOPER platform. It is important to note that all notifications will be displayed in the top right corner of the screen, on the bell icon.
The appearance of a red dot on the bell icon indicates the arrival of a new notification.
Please note that you will receive four types of notifications:
- notification of a change in transaction status,
- notification of a comment on a visit,
- message notification,
- mail from client notification,
- untypical notification from DEVETOPER,
- notification of a hot offer.
A hot offer means that the developer has considered the deal to be great value for money compared to other offers or it is the last available property in a great location.
The change in status is also immediately visible in the “SCHEDULED VISITS” section.
In this section, when you enter a specific client’s folder, you will notice on the left-hand side the current status of the transaction, which should indicate WAITING FOR CONFIRMATION before being confirmed by DEVETOPER.
In the customer folder, it is also possible to send a message to the DEVETOPER platform via online chat.
Once the application has been accepted by the devetoper, the status of WAITING FOR CONFIRMATION changes to WAITING FOR CUSTOMER, which, when the customer arrives on site, updates to CLIENT ARRIVED.
The status changes to ‘CUSTOMER MAKES DECISION‘ when the client is considering their options after viewing the property. It is worth noting that the DEVETOPER platform sends the agent pictures of the properties the customer has visited and booked.
A further change of status to RESERVED PROPERTY occurs after the client has signed a reservation agreement with the developer.
It is worth remembering that the DEVETOPER platform provides the agent with a RESERVATION AGREEMENT in PDF form, available in the agent’s panel under the current status of the transaction. DEVETOPER also provides you with the PRE-INVENTION AGREEMENT, the PAYMENT TERMS, the TERMS OF PAYMENT and the FINAL STATEMENT.
Remember – In the agent’s dashboard, you can also quickly check recent updates to your visit, which allows you to recall details, especially if it’s been a while since the last change.
The last stage is when the status changes to TRANSACTION COMPLETED, after which the agent waits for information from the DEVETOPER platform that the client has paid the full amount for the purchased property. At this point, the agent can issue a commission invoice and only wait until the amount of the commission is sent to his/her account.
In the DONE VISITS section, the intermediary can view the saved folders of all his clients, go back to all completed transactions and check all the information and documents available there for each transaction.
In the DEVETOPER section, the intermediary can directly contact each branch of the DEVETOPER platform in the different locations.
The section “PLACE ON PAGE” allows you to generate a widget with a list of the most attractive real estate listings, which you can place on your website in the form of a widget. The widget is designed to easily provide customers with quick and clear information on available real estate listings abroad.
