Foreigners can freely purchase real estate in Cape Verde, and the entire process is simple, secure, and fully legal.
Local law imposes no restrictions on foreign buyers, who enjoy the same property ownership rights as Cape Verdean citizens.
It is possible to acquire land, apartments, houses, or villas, and ownership is freehold rather than leasehold.
The purchase process consists of several stages:
First, a reservation or preliminary agreement is signed, usually after paying a deposit of 10–20% of the property’s value.
Then, a local lawyer conducts due diligence, verifying the legal status of the property and checking for any encumbrances.
The next step is signing the final sale contract in the form of a notarial deed, followed by registration of the property at the public registry office, which officially completes the ownership transfer.
The entire process typically takes between two and four weeks.
