Can a foreigner buy property in Guatemala?
Yes, foreigners can purchase property in Guatemala under nearly the same conditions as local citizens.
Guatemalan law does not impose significant restrictions on foreign ownership of real estate — with the exception of areas located within 15 kilometers of the national borders or the coastline, where special government permits are required.
Aside from this exception, property purchases are completely legal and secure. The transaction process is handled through a notary who prepares the title deed (escritura pública) and registers it in the Registro General de la Propiedad.
Foreign buyers can own property either in their personal name or through a local company, which often simplifies tax and administrative matters.
