    • Company or First and Last Name: Enter your company name or your first and last name.
    • Tax ID No.: Enter your tax identification number.
    • Address: Street/location and house number.
    • Zip code: enter your zip code.
    • Province/Country: Fill in the details of the province or country.
    • Login in the Agent Panel: Optionally, if you remember, enter your login.
    • New email address: Enter a new, current email address for us to contact you.

    The person submitting the form on behalf of the company must be authorized to represent the company, according to the registration documentation. Upon receipt of your message, we will contact you to verify the information provided so that you can regain access to the Agent Panel.

    After verifying the correctness of your login and password, the system will take you to the Agent Panel.

  • How to recover the password to the Agent Panel?

    If you’ve forgotten your password to the Agent Panel, don’t worry, regaining access is possible through a simple process, provided you have access to one of the email addresses you’ve registered in the Panel as a contact.
    To get started, visit the Agent Panel login page and look for the “Forgot your password?” link located below the login fields. Clicking on this link will redirect you to a form where you need to enter your email address registered during account creation. After entering the address and confirming it, a link will be sent to your email inbox. Clicking on this link will allow you to set a new password, which will give you access to the Agent Panel again.

  • How to log in to the Agent Panel?

    Yes. The entire DEVETOPER platform is compatible with mobile devices.

  • What is the Agent Panel used for?

    The agent panel acts like a command center, where the intermediary has all the tools necessary to effectively implement and monitor the real estate purchase process.
    It allows you to check the availability of offers, learn about the detailed parameters of each property, directly contact a DEVETOPER platform advisor, and connect with a DEVETOPER representative via video chat.
    The realtor can also download the contract, reserve the selected offer and additional options, check the current status of the transaction and view documents related to the transaction.

  • What is the ARCHIVE used for in the agents's panel?

    In the “Archive” tab you will find all documents in PDF format regarding previous transactions.

  • Where do I receive notification that a customer has decided to purchase a property?

    The agent will receive the notification in his Agent Panel.

  • How can I contact DEVETOPER?

  • How often are the listings on DEVETOPER updated?

  • How can I sign a contract with DEVETOPER?

    In order to sign a contract, you must be logged into your Agent Panel. In this panel, it is possible to download the agreement in PDF format located next to each offer. Once downloaded, you will need to print it out, sign it properly and send it to DEVETOPER- e-mail address – kontakt@devetoper.com

  • Can I register on the DEVETOPER platform a company that does not have a corresponding PKD number proving its business profile?

    No! Only real estate offices with the correct PKD code can carry out purchase transactions through the DEVETOPER platform. DEVETOPER employees carefully verify each of the registered offices with regard to the type of business they conduct.

  • How do I confirm the registration of my office (SELLER) in the DEVETOPER platform?

    After filling in the company’s data in the sheet, registration is done by clicking on the activation link, which is sent to the e-mail address provided earlier.

  • Under the law of which country will the contract between the agent and DEVETOPER be governed?

    The law that will apply to a contract between a Polish real estate agent and the DEVETOPER platform depends on several factors, including the content of the contract itself, where the contract is executed, and international laws and conventions that may apply. Key aspects include:

    Choice of law in the contract: Parties to a contract may choose the law that will apply to their contract. Such a choice should be clearly stated in the contract. For example, the parties may decide that the contract will be governed by Polish law or the law of the country in which the DEVETOPER platform has its branch.

    Location of real estate: Usually, in real estate matters, the law of the country where the property is located applies. This means that if you buy a property in e.g.: Spain, it is very likely that Spanish law will apply to the transaction, if you buy in e.g.: Croatia then Croatian law, all this especially in matters directly related to the transfer of ownership.

    International Conventions: In some cases, international conventions may apply to determine the applicable law, such as Rome I on contractual obligations, which sets forth rules for choosing the law applicable to civil and commercial contracts.

  • Can I buy a property through the DEVETOPER platform if I am a citizen of a non-EU country?

    Yes, non-EU citizens can buy property in through the DEVETOPER platform. The EU does not impose general restrictions on the purchase of real estate by foreigners, whether they are EU citizens or not.     The commission rate is always 60% for the intermediary, but the payout amount depends solely on the contract agreement with the developer.

  • How long does the intermediary have to wait for the commission payment?

    The payment of commissions depends on the buyer’s timely payment, the terms of the property purchase, the progress of construction work on a given development project and the sales procedures (depending on whether the payment is to be made in cash or requires credit financing).

  • Does DEVETOPER provide a guarantee of commission payment?

    Payment of commissions to the intermediary by the DEVETOPER platform is regulated under the contract signed between DEVETOPER and the intermediary and is downloadable from the agent panel.

    It is worth reading the contract or terms of cooperation carefully to understand any obligations and conditions regarding commission payment. If the intermediary has doubts or needs additional information about the commission payment guarantee, it is worth consulting with a representative of the DEVETOPER platform or a lawyer before signing the contract.

  • Is it possible to negotiate commissions with more interested customers?

    No.

  • What if the customer withdraws from the purchase, is he entitled to a refund of the down payment?

    In case of reservation payment and cancellation of the purchase, the advance payment is non-refundable.

  • Will I receive a refund of the deposit paid for the accommodation service when I cancel my arrival?

    In the event of cancellation of the arrival, the advance payment is non-refundable, but it is possible to reschedule the stay. Before making a reservation, it is recommended to carefully read the terms and conditions of the reservation, including the cancellation policy and the refund policy of the advance payment.   • What is the 200 euro reservation fee used for when booking transportation or accommodation?

    “HOT OFFERS” notifications in the AGENT PANEL signify exceptionally attractive offers issued by a developer for quick sale. These notifications are immediately sent to all realtors registered on the DEVETOPER platform

  • When not doing business in Poland, can I, as a agent, set up an account on the DEVETOPER platform?

    The DEVETOPER platform is dedicated to real estate agents doing business in Poland. Soon, it will also be available to intermediaries in other European countries, enabling them to use advanced tools and resources that will make their daily work easier and more efficient. With DEVETOPER, intermediaries will be able to manage transactions more efficiently, communicate with clients and increase their competitiveness in the real estate market.

  • Where can I file a complaint about a service or transaction ordered from an intermediary?

    All complaints regarding transactions, completed services or orders can be submitted under the “COMPLAINTS” tab. You will receive a confirmation of your complaint at the e-mail address provided in the application, together with the application number assigned.

  • How long do I have to wait for the reported COMPLAINT to be processed?

    The waiting time for processing a claim is from 7 to 14 working days.

  • What is the SELECTOR in the Agent Panel used for?

  • What are client folders used for?

    When searching for a client’s dream property, a realtor can create corresponding folders for individual clients with assigned properties. This solution makes it easier to send applications to the DEVETOPER platform later.

    In this section, you can select from previously saved folders those that have been selected by a customer to buy or view a property. If you missed something, don’t worry – you also have the option to select an offer from among all those available on the site that you may have previously missed.     In this section, you can select from previously saved folders those that have been selected by a customer to buy or view a property.   • What does the section SAVED FOR LATER mean?

    In this section you will find all the offers – both your own and those for your customers – that you have added to your favorites, each in its respective folder. You have full freedom to manage these offers: you can edit, customize or delete them at any time!

  • What does it mean when we select the "PURCHASE FOR COMPANY" option in the SELLER'S PANEL?

    Selecting the “BUY FOR COMPANY” option means that the developer’s lawyer prepares the documentation and the entire real estate transaction with the specifics of a corporate purchase in mind. In practice, this means that all contracts, deeds and other documents will be tailored to the formal requirements associated with a corporate purchase. In addition, the developer’s lawyer will support the client in matters related to tax settlements, ensuring compliance with applicable regulations and maximizing tax benefits for the company. As a result, the entire real estate purchase process will be carried out efficiently and professionally, taking into account the specific needs and requirements of the company.

  • What does it mean when you check the option "DO YOUR CUSTOMER NEED ADDITIONAL SERVICES " in the agent's panel?

    When you select the option “Does your client need additional services…” in the INTERMEDIATE PANEL, a list of available additional services appears. The customer can choose from the following options:

    • Will your client need credit support to purchase a property?
    • Does your client need transportation to and from the airport?
    • Does your client need accommodation for the duration of their stay?
    • Will your customer be interested in renting a car?

    With these options, your customer has a one-stop shop to make the whole process easier.

  • To what data is the Agent to issue a commission invoice?

    Once the customer has made full payment for the purchased property, the developer notifies the DEVETOPER platform. The DEVETOPER platform then notifies the realtor via the AGENT PANEL that the transaction has been successfully completed and that the realtor can issue an invoice for the agreed amount under the commission agreement.     The 70% commission promotion for a real estate agent on the DEVETOPER platform lasts for the first 90 days from the start of the cooperation. This offer is available to the first 100 registered agents.

  • What if a client only buys a property after 4 months, does the higher commission still apply?

    If a client only buys a property after 4 months, i.e. after the expiry of the 90-day promotional period, the transaction will be subject to the standard 60% commission. However, if the agent arranges a visit, registers the arrival of the client or books the property within these 90 days, each of these transactions will be subject to a 70% commission, regardless of when the property is finally purchased.

  • What rate of VAT does a real estate agent from Poland add to the invoice when sending a commission invoice to Spain?
